What is an Abstract of Title?

An abstract is a compilation of the results of a title search. It is usually comprised of at least 40 years of the ownership history of a specific piece of real property, along with any documents that affect the property found during the title search.

Often, an Abstract of Title already exists for a piece of property. It will usually be updated to include any relevant information found during a title search covering the time period from the last date of the abstract to the present time.
